About Matt

Matt Boytz started in the mortgage industry at 24 and is now in his 12th year, serving as Director of Lending and Senior Loan Officer at Eugene Mortgage Brokers. He leads a three-person lending team, which means more hands on the paperwork and more capacity to take on the files other offices turn away.

Most of Matt’s work is the foundation of home lending done well: VA loans, FHA loans, and conventional loans in Eugene and across Oregon. First-time buyers using FHA, veterans putting their VA entitlement to work, move-up buyers going conventional. If you are the kind of borrower who reads everything, sends clean paperwork, and just wants a lender who knows the guidelines cold and closes on time, you are exactly who Matt built his process for. Start the application, send your documents, and it gets done. No hand-holding required, though it is there if you want it.

Matt also serves as Branch Manager at Bend Mortgage Brokers, where he writes regularly about loan programs, unusual property types, and borrower situations most lenders will not touch.

Outside of lending, Matt is an avid outdoorsman and would rather be on a trail than at a desk.

Relocating to Eugene for Work?

Job relocations are a specialty. Matt helps buyers moving to Eugene close on a home before the moving truck arrives, so you skip the short-term rental and the cost of moving twice. A couple of flights out to look at houses is far cheaper than paying rent and movers two times over. He does these all the time, usually with a conventional loan, and the whole process works remotely: written answers, documents by email, no need to be in Oregon until you want to be.

When the Loan Gets Complicated

The same inside-out knowledge is why the complicated files land on Matt’s desk. He is the one other loan officers ask when a deal will not fit the box: qualifying with an asset depletion mortgage (also called asset dissipation or an asset-based home loan) when savings and retirement assets are strong but W-2 income is not, getting a mortgage during Chapter 13 or an FHA loan after Chapter 13 discharge, and structuring loans for self-employed borrowers whose tax returns undersell what they actually make. If you have been searching for mortgage lenders that work with Chapter 13, that is a real thing, and Matt does it.

Barndominiums, Horse Property, and 2-4 Unit Homes

Property type does not scare him either. Whether you are financing a barndominium (yes, barndominium construction loans exist), buying horse property or a hobby farm, or using an FHA loan on a duplex to live in one unit and rent out the other, Matt has either closed it or knows exactly how to. Owner-occupied 2-4 unit properties, fourplexes included, are some of his favorite files.
